37 bed HMO approved in Conservation Area Bradford Described by Bradford Council private Sector Housing Manager and Senior EHO as one of the best HMO applications he has ever received.

HMO Change of use Burnley

Planning 

Change of use Sui Generis HMO (13 BED)

Change of use from existing mixed use laundrette and x2 residential to Sui generis 13 bed HMO. This project was located in Burnley, Lancashire and submitted to Burnley Council for approval. HAD worked on the Architectural Design/Planning/CMP/Building Control drawings. 

HMO Change of use Stockport

Certificate of Lawful Development

Change of use HMO (6 BED)

This property was C3 use located in Stockport, the proposal was a 6 bed HMO, it was not in an Article 4 area and therefore automatically had permitted development right, we applied for an LDC Certificate of lawful development and building regulations drawings. The project is due for completion this month.

This building was over two floors in a block, benefited from no parking and limited outdoor space, the application was submitted with supporting statements including a HMO management statement and travel statement to support sustainable travel for the proposed residents.

Bolton town centre

HMO Bolton (12 BED)

This building was an ex Santander Bank, ground floor commercial and the first, second and third floors converted to a 12 bed HMO, the client purchased the property for £220k and once completed reported GDV £1.2 million! HAD assisted in the architectural works, planning and building regulations for this project.

Flat Conversion Listed Building

The property, spread over 3 storeys with an attic was constructed during the 18th Century and served as a domestic dwelling (for Matson family of Tytup Hall, Furness). Carefully designed and converted to self contained flats, supporting planning statements, heritage impact assessment, heritage statement. Located in the Lake District.

Planning Appeal Won

Planning Appeal HMO

We submitted an application to Trafford Council, proposed a change of use from a C3 6 bed residential dwelling to a 8 bed Sui Generis HMO - Application was refused due to excessive number of bedrooms, excessive noise, detriment of amenity to neighbours and more. We appealed the decision and it was overturned by the Planning Inspectorate!

Heywood, Greater Manchester, Located in a prestigious location on arguably Hopwood's most desirable road, HAD worked on design for the renovation of this house. Once completed the house was marketed at just under £1million.

HAD gained planning permission and building control approval for a vacant nursey conversion to a 11 bedroom HMO in Bolton, it's currently under construction.

LDC Tower Hamlets

HAD successfully obtained a lawful development certificate for a client who required it for an application submitted to Transport for London. The process was smooth and efficient, with the application facilitated by our submission of a detailed supporting statement, which helped streamline the process.

Planning & Interior Design

Change the use of a building from industrial to restaurant use, with external changes and an addition of a mezzanine area, once completed the client instructed HAD to provide a full interior design service. 


Knightsbridge, London

Space Planning 

Located across the road from Natural History Museum, Princess Gate is a prominent area in Knightsbridge, HAD worked on this space planning project making the space more functional, efficient, and aesthetically pleasing. We analysed how the space was currently used and designed a layout that maximises the available space.
